How Nevada deadlines are calculated

Business days, Nevada holidays, and what happens when dates change.

Closima works out each deadline from the acceptance date and the closing date.

  • Earnest money deposited: 1 business day after acceptance.
  • Due diligence period ends: 10 days after acceptance, moved to the next business day if it lands on a weekend or holiday.
  • Appraisal contingency: 17 days after acceptance, moved the same way. Financed deals only.
  • Loan contingency: 21 days after acceptance, moved the same way. Financed deals only.
  • Final walkthrough: the day before close of escrow.
  • Close of escrow: the closing date.

These are Closima's defaults. If your contract says something different, enter it under Contract day counts on the transaction and the deadline explains itself as "per contract".

Business days

Weekends and these Nevada holidays don't count: New Year's Day, Martin Luther King Jr. Day, Presidents' Day, Memorial Day, Juneteenth, Independence Day, Labor Day, Nevada Day (the last Friday in October), Veterans Day, Thanksgiving, Family Day (the Friday after) and Christmas. A holiday that falls on a weekend is observed on the Friday before or the Monday after.

When dates change

Change the acceptance date, closing date, financing or day counts in Key details and every deadline recalculates when you save. Checklist items tied to a deadline move with it. If a deal switches to cash, the appraisal and loan deadlines go away.

A date you change by hand stays put. Click the date on the Deadlines card, pick the new one, and it shows "Set by hand". Use calculated date puts it back.

Click the round check to mark a deadline done. Some are checked off for you when the document that proves them arrives, shown as "Done by Closima".
