Start a transaction
From the contract in a couple of clicks, or by hand from New transaction.
From the contract
Forward the signed purchase agreement (with any counter offers and addenda) to files@closima.com, or drop it on the Inbox. Then click Create transaction from contract. Closima reads the whole set, so the final terms win, and opens New transaction already filled in: address, price, earnest money, financing, dates, the people and their emails.
Fields it wasn't sure about are outlined in yellow. Check the Acceptance date first, because every deadline counts from it. View contract opens the PDF next to the form.
Automatically
With Start new transactions from contracts automatically on (Settings → Email-in), Closima creates the transaction as soon as the contract arrives, if the contract has a complete address. The transaction opens with a banner: "Closima set up this transaction from the contract". Check Key details and People, then click Looks right. You'll also get a notification.
By hand
Click New transaction and fill in:
- Which side: buyer side, listing side or both sides, and the package (it sets your fee).
- Property, Contract (acceptance date, close of escrow, financing, earnest money) and the Agent.
- The contacts you have: escrow officer, lender, the other agent.
The Deadline preview on the right updates as you type. For a new listing, choose New listing. Deadlines start once there's an acceptance date.
